A Hidden Door and a Perfect Rally
Not long ago, we toured one of the most extraordinary tennis homes we’ve ever stepped into: A property that recently changed hands. The highlight was beyond the quality of its indoor court, but how you reached it: through a hidden door tucked behind a bookcase. It felt cinematic, like entering a secret world where the match never ends.
That visit sparked something. If one hidden indoor court could create such excitement, what other gems might be out there? We decided to look closer and discovered just how rare truly exceptional homes with indoor tennis courts are.
While nothing compares to the open air of an outdoor match, there’s something special about being able to play year-round, no matter the weather. Below, we share a few of our favorites, and we’d love to hear yours. If you know of a hidden indoor court worth discovering, tell us. We’re ready to turn on our search radar.

Indoor vs. Outdoor
When you move the court indoors, you’re not just adding four walls; you’re crafting a year-round performance space. Here are the key technical and maintenance aspects to understand.
Outdoor or indoor, the standard court size stays the same. But for an indoor court you need generous clear run-back (21-27 feet behind the base line) and side clearance (12-15 feet) so play feels natural. Adequate ceiling height and unobstructed ball flight are essential.
A well-designed indoor court uses high-uniform LED lighting, targeting around 30-50 foot-candles for leisure play, up to 75-125 for high performance. Avoid shadows, glare, and flicker. Good lighting means fewer distractions and better visual tracking of the ball.
Indoors, humidity and temperature must be managed. Without proper HVAC and dehumidification you can get condensation on the slab, slick surfaces, or poor bounce. Facilities often include large slow-speed fans, consistent air movement, and slab insulation so indoor conditions remain safe and stable.

Acrylic hard courts remain popular for aesthetics, durability, and predictable bounce. Outdoor courts see more wear from UV, rain, and freeze cycle; requiring resurfacing every 4-8 years depending on use. Indoor courts are protected from weather, so the cycle often extends, but daily cleaning and monitoring still matter for performance.
These are not just sport arenas. Indoor courts often integrate into luxury homes with viewing galleries, media walls, and lounge space. Acoustics matter to avoid echo, while finish materials and design must support both play and hospitality. Treat the space like a high-end gym plus court.
The initial build cost is higher for an indoor court: structure, HVAC, lighting, finishes all add up. But the value lies in usability, wellness, and architectural excellence. For markets where weather limits outdoor play, indoor courts can improve marketability and become a standout amenity.
